KIRKLAND, Washington (Aug. 7, 2017) - New figures from Northwest Multiple Listing Service indicate home sales and prices, like July's temperatures, sizzled. Prices area-wide rose slightly more than 9 percent from a year ago, but several counties near job centers saw larger price increases, including King County where the median price jumped 18.6 percent.

The latest report confirmed what most buyers and brokers know: inventory shortages persist even though MLS members added slightly more new listings last month than the same period a year ago.

Queen Anne Seattle Condominium Market Update - June 2017

The condo market in Seattle remains strong and condo values on Queen Anne are climbing fast.

STUDIOS: The average Studio Condo on Queen Anne Hill sold for $346,000 and the median value is $324,000.  The average studio condo is 524 SF and sells at $679 per square foot in 8 days.

1 BEDROOMS: One bedroom condos on Queen Anne sold for $391,000 and the median value is $380,000.  The average size of a 1 bedroom condo is 681 SF and sells at $578 per SF in 13 days.

2 BEDROOMS: Two bedroom condos on Queen Anne sold for an average of $578,000 and a median price of $563,000.  The average size is 1108 SF and sells for $524 per SF in 19 days.

MARKET STATISTICS:

The average list price to sales price in the Queen Anne condo market is a whopping 106%!

The median sales price for condos in the Queen Anne Zip Codes is up 15.5% from 12 months ago in 98109 and 98119.  Seattle is up 14.4% for all property types year over year.

Inventory is still very short, down 20% in active listings from 1 year ago to a 0.76 month supply. A six month supply of homes is considered balanced.

HOME PRICES

The median home price decreased to $244,100 in July, which was down 1.4 percent from June and up 5.3 percent from July of last year. The median home price has increased by nearly $12,300 in the past year alone.

 

HOME SALES

The National Association of REALTORS® reported home sales at a seasonally adjusted annual rate of 5.4 million homes during the month of July. This was a decrease of 3.2 percent from June, and a decrease of 1.6 percent from July of last year.

 

INVENTORY - MONTH'S SUPPLY

There was a 4.7-month supply of housing inventory in July, which increased slightly from June. The total number of homes for sale decreased by 4.1 percent compared to July of last year
